Terms & Conditions for
Business Apartments /Furnished Apartments
in Zug and Lucerne



Provision of accommodation by Hotelier
Service Station AG is obliged to provide the reserved furnished apartment for the complete period in which it was booked. Should Service Station AG not be able to provide the reserved accommodation upon arrival of guest, suitable alternative accommodation will be provided, along with compensation for additional charges incurred as a result of the inconvenience which are over and above that of the original agreed upon price – For example added transport, additional accommodation costs, etc.
 

Contracts including hotel services:
- all electrical and heating costs
- weekly basic cleaning services / max. 2 hrs.
- cold and hot water
- fully furnished and equipped
-
 fully equipped kitchen
- bedding set, 4 x month for the agreed amount of guests
- TV, DVD, Hi-Fi-System
- bathroom cloths (2 per person) 4 x month for agreed amount of guests
- general kitchen cleaning
- household waste disposal (1 municipal-issue bag per week)
- use of washing machine & tumbler
- WLAN high speed internet
- takeover and return of apartment
- parking lot
- general building costs
- administrative costs

Contracts without hotel services include all above services except:
- weekly general cleaning services
- weekly bed linen change
- weekly fresh bathroom cloths (2 per person)
- any household waste disposal
- parking lot

NOT INCLUDED (whether with or without hotel services):
- consumables such as toilet paper, toiletries, washing powder, light bulbs incl. replacement, kitchen towels etc.
- national TV and Radio licence are the tenant’s concern
- costs for final cleaning (within reason) upon leaving are a fixed charge: 1 bedroom apartment: CHF 450 / 2 bedroom apartment  CHF 550 / 3 bedroom apartment CHF 700
- the end cleaning is charged with the first rental invoice
- telephone land line / can be booked by the tenant at www.wwz.ch 
- 3.8 % Value Added Tax

Exceptions for the single and double studios at Baarerstrasse 107 in Zug:
- the final cleaning is in included in the rent.
- a private parking lot is not included.
- in the morning there is a Breakfast Snacks with coffee, water, packed snacks and fruits.
- the notice period with stays under 1 month is 1 week.
- the notice period with long stay contracts is 1 month.

Number of guests
Only the contractually agreed upon number of persons may make use of the Business Apartment.

Authorities
Should a foreign guest move to the Canton of Zug or Lucerne, they are obliged to register at the Department of Foreign Affairs (Amt für Ausländerfragen). Swiss residents are to register at the resident control office (Einwohnerkontrolle).

Furniture and facilities
Service Station AG is the owner of all furniture and facilities within the apartment.

Duration of contract and notice period
Duration of contract is set in the tenancy / lease agreement and is binding. The first rental period is always fixed. An option to extend by 1 month is only possible with a minimal rental period of two months. Extensions must be requested in writing and made by the last day of the month for the latest. In case these requirements are not met, Service Station AG reserves the right to rent out the apartment to another tenant. After the first fixed rental period, a notice period of one month is applicable.

Rent payment
The first month’s rent and the fixed end cleaning charge are to be paid upon conclusion of the contract. After conclusion of the contract, the rent is to be paid one month in advance at the beginning of each month. All payments to be made via bank transfer, in Swiss Francs and net of all bank charges. Should the rent not be paid on time, the guest loses his claim for accommodation. For credit card payments we charge 3% extra on the total amount.

Arrival and departure
Check in is possible from 17.00 on the first day of the lease / tenancy agreement. Check out for the latest at 09.00 on the last day of the rental period. Exact arrival and departure time by mutual agreement.

Liability of guest
The tenant is liable for all wilful damage caused to property by the tenant or third parties during the rental period.
Personal liability insurance is obligatory and is the sole responsibility of the tenant.

Tenant property
Service Station AG excludes itself from any liability for theft, damage or loss of any movable property brought into the apartment by the tenant.

Rental agreement of the Canton Zug/Lucerne
General Terms and Conditions of the Zuger / Lucerne Rental Agreement (AVB) apply where not stated otherwise in this contract.

House rules
The rules of the house are binding, and all apartments are absolutely non-smoking apartments. In case of repeated violation of the house rules, Service Station AG is free to unilaterally rescind the contract without reimbursement of paid rent.

Pets
Strictly NO pets are allowed.

Viewings
Service Station AG has the right to show prospective tenants the furnished apartment. Service Station AG will announce scheduled visits in advance.

Use and subletting
The guest has the right to use the apartment for private use only. In case of improper use of the apartment and facilities, Service Station AG can make a valid liability claim. No subletting allowed.

Repair and maintenance
Service Station AG may make minor repairs and maintenance work during the lease period.

Duty of care - keys
For the loss of any apartment keys, parking cards, remote controls, washing sockets, etc. the guest is fully responsible.
The guest has to pay all replacement costs plus a handling fee of CHF 100 --.

Withdrawal and cancellation of accommodation agreement through guest
Withdrawal costs from lease agreement prior to check in is regulated as follows: 6 weeks prior to arrival 50%, 4 weeks prior to arrival 75%, 2 weeks prior to arrival 100% of the monthly agreed upon rental amount.

Risk cover insurance
Service Station AG is not liable for damage resulting from negligence of the guest. Furthermore Service Station AG is not liable for damage / disorder caused by force majeure, strikes or similar. Also for damage suffered by the guest, Service Station AG accepts no liability.

Privacy
Service Station AG may collect, process and use personal information as far as it is relevant for a smooth booking process. Saving and exchange of data only occurs where necessary. The guest agrees to the collection of data as far as it is relevant.

Severability clause
Should any part or clause of the General Terms and Conditions be invalid/void, the validity of the remaining part of the contract will not be affected. The parties will strive to reach an acceptable solution that is as close to the intended provision as possible.

Changes and amendments to the General Terms and Conditions
Changes or amendments to the General Terms and Conditions can take place any time without prior notice.

Applicable law and jurisdiction
This contract is strictly subject to Swiss Law. The parties agree to the explicit jurisdiction of the court of Zug / Switzerland.
